Clarion buys ESR's Amiens logistics box as spec supply freezes

The unlet quarter is the trade: it pays only if the Amiens development freeze outlasts the lease-up.

At a glance

  1. Completed speculatively in 2023 and sitting inside ESR Europe's Real Estate Active Fund IV portfolio, it is a fund-to-fund transfer rather than an owner-operator exit; no price or cap rate appears in the announcement, which leaves the buyer's basis and the seller's return to be read off the supply story Clarion is telling.
  2. The story Clarion tells is short and specific.
  3. On occupancy, 74 percent of the building is leased to ID Logistics, a third-party logistics operator supporting a major e-commerce fulfillment operation, leaving roughly a quarter of the space to place.

Clarion Partners Europe has acquired Som'Link, a 1.26 million-square-foot logistics facility in Amiens, northern France, from ESR Europe on behalf of one of its commingled funds, and the quarter of the building still unlet is the trade.

The story Clarion tells is short and specific. New logistics development in the Amiens market, it says, has declined following the elevated deliveries of 2022 and 2023 — the line a buyer publishes when scarcity of competing product, not the rent roll, is doing the work in the underwriting. Buying a 2023 speculative completion in a market that has stopped adding stock is a supply position, and its arithmetic holds only if the freeze outlasts the lease-up.

The building runs to 11-meter clear heights, 112 dock doors and floor-loading capacity of 5 metric tons per square meter, roughly 145 kilometers north of Paris and under four kilometers from the A16 and A29 motorways, with access to Paris, Lille, Rouen, Le Havre and the Channel ports, built for the occupier type the corridor attracts.

On occupancy, 74 percent of the building is leased to ID Logistics, a third-party logistics operator supporting a major e-commerce fulfillment operation, leaving roughly a quarter of the space to place. The green overlay is heavier than most speculative boxes carry: BREEAM Construction Very Good certification, LED lighting, rooftop photovoltaic panels, solar parking canopies and 21 electric-vehicle charging points. ESR Europe partnered with IDEX in 2024 to install about 656,600 square feet of panels on the roof, which ESR said was the largest solar rooftop installation in France at the time; the system generates roughly 12 megawatts a year, according to ESR Europe.

The unlet quarter is where the trade resolves, and the arithmetic is unforgiving. If Amiens stays closed to new development, Clarion sets the rent on that space instead of taking the market's, and a 74 percent-let building bought against a scarcity thesis begins to look cheap; if the pipeline reopens, the space competes with newer stock in a market that has just shown it can over-deliver. This publication has argued that industrial capital is paying up for scarcity and for operating platforms while the refinancing wall is still being rolled forward, and that the next rate shock reprices the extension cohort first. A 2023-vintage building with a quarter of its area unlet is a fair test of that argument, because its economics rest on a development freeze that credit conditions, not logistics demand, ultimately police. The rent Clarion signs on the remaining quarter will show whether it bought scarcity or the last speculative box in a market about to build again.
