Brookfield buys Western Sydney logistics estate

The 47,000-square-meter Cornerstone Logistics Estate extends a busy August of industrial and multifamily deals for Brookfield.

At a glance

  1. The estate will comprise 13 high-specification warehouse units across roughly 506,000 square feet, built for a broad range of occupiers.
  2. Brookfield is developing the project alongside Precinct Capital, which owns the park and is delivering it, while BGRE will oversee development and handle leasing and asset management.
  3. The acquisition lands in an active stretch for Brookfield's real estate arm, which this month has agreed to take LXP Industrial private for $5 billion with CPP Investments, entered Japanese multifamily with a 50-building portfolio, and recapitalized Varia's $694 million multifamily portfolio.

Brookfield has bought the 47,000-square-meter Cornerstone Logistics Estate in Penrith, a project first reported by IREI that will not reach practical completion until mid-2027 and sits inside Nepean Business Park with access to the Sydney motorway network and proximity to the new Western Sydney International Airport. The estate will comprise 13 high-specification warehouse units across roughly 506,000 square feet, built for a broad range of occupiers.

Brookfield is developing the project alongside Precinct Capital, which owns the park and is delivering it, while BGRE will oversee development and handle leasing and asset management. The arrangement puts construction and leasing risk on Brookfield rather than simply buying a stabilized asset, in exchange for a newer, higher-spec product in a market it expects to keep growing.

Western Sydney is smaller, but it runs on the same logic: equity in well-located assets where population growth and infrastructure spending do the underwriting.

Ruban Kaneshamoorthy, Brookfield's co-head of real estate in Australia, put it this way in the announcement: 'The long-term fundamentals supporting Australia's logistics sector remain compelling. Western Sydney continues to benefit from strong population growth, infrastructure investment, and evolving supply chains, making it one of Australia's most attractive logistics markets.' The estate, he said, complements Brookfield's growing Australia and New Zealand portfolio.

For a manager that has spent the month on large-cap deals, Cornerstone is the quiet version of that trade: industrial property tied to infrastructure. The mid-2027 completion date suggests Brookfield is positioning for the airport's demand pull rather than today's rents, since new air-cargo gateways tend to build logistics demand before the income statement shows it. The 13-unit configuration extends that logic by spreading tenant risk in a way a single-box warehouse cannot, which matters if the leasing market softens before the airport's logistics ecosystem matures. The first leases signed at Cornerstone will be the real test of that timing.
