BGO, the global real estate investment manager, and Boston-based Seyon have purchased a two-building industrial portfolio in Marlborough, Mass., totaling 134,413 square feet. Terms were not disclosed; Connect CRE reported the deal.

The buildings, at 261 Cedar Hill St. and 753 Forest St., are single-story shallow-bay warehouses in the I-495 West submarket, part of the Boston metro's outer industrial ring. Their layouts fit a range of industrial, technology and advanced-manufacturing tenants. In total, the portfolio has 17 dock doors, four drive-in doors and 353 parking spaces. Shallow-bay product sits a step below the big-box distribution centers that dominate much of the region's warehouse supply.

The transaction deepens an existing relationship between the two firms on Northeast industrial investments. Seyon Management, which already works with BGO on property management in the region, will handle day-to-day property management and construction management for the joint venture. The arrangement splits the capital and management work between investor and operator. BGO and Seyon intend to make targeted capital improvements and pursue active leasing; the specific upgrades have not been laid out. The coverage does not detail the broader partnership's scope.

"The Marlborough portfolio is a strong addition to our Greater Boston industrial footprint and reflects our continued focus on flexible, well-located assets that can serve a broad range of users," said Kevin Yen, a principal at BGO.

The comment frames the purchase as part of a long-running push into Greater Boston rather than a one-off. The deal is modest by institutional standards, but it shows the pairing remains active in the Northeast's shallow-bay niche. That niche serves users — delivery fleets, light manufacturers, technology firms — that don't fit the big-box model. The buildings' 17 dock doors and four drive-in bays point to that kind of tenant. Whether the leasing campaign delivers will determine if the partnership keeps adding similar assets.
