Benderson pays $92 a square foot for three Gulf Coast retail centers

The 400,000-square-foot package prices at $92 a foot, a conventional trade from a buyer that can afford to wait.

At a glance

  1. At $36.91 million on 400,000 square feet, the portfolio prices at roughly $92 a square foot, a middle-market figure for Gulf Coast retail and the kind of number attached to occupied, income-producing centers rather than land or empty boxes.
  2. Benderson's own scale makes that patience possible.
  3. At $92 a square foot with a Publix anchor, a Venice shopping center, and a Lowe's store, the trade sets a pricing marker for Gulf Coast community retail: the market is clearing at conventional levels, the seller collected current market rather than a hope number, and the buyer can afford to wait.

Benderson Development, the University Park-based owner and developer, picked up three Florida Gulf Coast retail properties totaling 400,000 square feet for $36.91 million, Connect CRE reported. The package includes Granada Plaza, a Publix-anchored center at Main Street and Keene Road in Dunedin; Venice Market Place at Tamiami Trail and Center Road in Venice, which traded for nearly $10 million last month; and a retail building leased to Lowe's Home Improvement at 10070 Estero Town Commons Place in Estero that Benderson bought in June for $9.5 million.

At $36.91 million on 400,000 square feet, the portfolio prices at roughly $92 a square foot, a middle-market figure for Gulf Coast retail and the kind of number attached to occupied, income-producing centers rather than land or empty boxes. The Estero store's trade history makes the same point: the building last sold in 2005 for $4.38 million, and Benderson's June purchase at $9.5 million is roughly 2.2 times that, an appreciation that tracked Southwest Florida's rent growth instead of a distressed discount. Venice Market Place, with Selig Enterprises as the seller, went for nearly $10 million, and nothing in the reported numbers suggests forced selling.

Benderson's own scale makes that patience possible. Based in University Park, with a national portfolio of more than 1,000 properties and 58 million square feet of retail, the firm can spread management, leasing, and capital costs across a far larger base than a smaller owner could, which turns a $36.9 million, three-asset basket into a modest addition rather than a portfolio bet. It bought at current market prices, one or a few assets at a time, instead of waiting for a portfolio-level distress opportunity.

At $92 a square foot with a Publix anchor, a Venice shopping center, and a Lowe's store, the trade sets a pricing marker for Gulf Coast community retail: the market is clearing at conventional levels, the seller collected current market rather than a hope number, and the buyer can afford to wait. For a sector watching for dislocations, this trade reads as steadiness.
