Bain Capital in talks to acquire Edged US from Koch, Bloomberg reports

Koch Real Estate Investments is soliciting bids for Edged that could value the company at around $15 billion, according to Bloomberg.

At a glance

  1. Edged was founded by Koch and Jakob Carnemark, who earlier founded Aligned—a company whose July transaction PID's records put at $57 billion—while the Edged business now under discussion is distinct from Carnemark's Endeavour and its affiliated companies, among them Edged Energy and ThermalWorks.
  2. Bain arrives with a portfolio that already reaches the US, EMEA and Asia: it owns Hscale, which focuses on EMEA, and the US operator DC Blox, previously owned ChinData in Asia and currently owns Bridge DC there.
  3. The reported figure covers Edged as a whole, and the coverage does not say how the $15 billion figure attaches to the carve-out that Bain and Koch are said to be discussing.

Bain Capital has held talks with Koch Inc. about acquiring the US operations of data center developer Edged, according to a Bloomberg report relayed by Data Center Dynamics, which describes Bain as one of the bidders for the platform. Koch Real Estate Investments has been soliciting bids for Edged that could value the company at around $15 billion.

Edged's US data centers are operating or in development across Missouri, Arizona, Texas, Georgia, Iowa, Ohio, Pennsylvania and Illinois, with a small project planned in Alabama.

Bain arrives with a portfolio that already reaches the US, EMEA and Asia: it owns Hscale, which focuses on EMEA, and the US operator DC Blox, previously owned ChinData in Asia and currently owns Bridge DC there. DC Blox runs sites in operation and development across Alabama, Georgia, South Carolina, North Carolina, Indiana and Tennessee, holds cable landing stations in South Carolina and Florida, and sells dark fiber between South Carolina and Georgia, which means Georgia and Alabama—two states on Edged's list—are already DC Blox territory.

A $15 billion ask, a US-only carve-out

The reported figure covers Edged as a whole, and the coverage does not say how the $15 billion figure attaches to the carve-out that Bain and Koch are said to be discussing. PWD's September reporting on Edged's Iowa campus found a 200MW shell that had topped out with no tenant named, leaving the lease-up as the item that would turn the site into infrastructure rather than development.

Bain's EMEA platform illustrates the bar Edged US would be measured against: Hscale's $1 billion hyperscaler contract for Spanish capacity, announced in September, leaves 2027 as the moment a signed contract has to become an operating asset. The capital hierarchy now runs through named offtake, and Hscale is what that looks like on paper.

Edged US brings eight states of operating or in-development capacity plus a small Alabama project, and Bain already owns land and fiber in two of those states; contracted revenue is the piece the report leaves out, and the piece that will decide what the $15 billion buys.
