Bain, BGO, Blackstone and Warburg Pincus prepare final bids for Fuji Media's Sankei Building

Final offers for Sankei Building are expected by the end of October, with the business valued at roughly ¥1 trillion, or $6.3 billion, including debt.

At a glance

  1. The coverage also says nothing about what Sankei Building owns or how the process was run to this point, which leaves what the buyer would actually be buying outside the record.
  2. Scale is the part that carries.
  3. Warburg Pincus is the name that sits least obviously on a property shortlist, and its size is why the appearance registers: according to PRED's records, the firm reported $108.7 billion in regulatory assets as of October 3, across 76 accounts.

Bain Capital, BGO, Blackstone and Warburg Pincus are preparing final bids for Sankei Building, the property arm of Japanese broadcaster Fuji Media Holdings. Reuters reports, in an account carried by IREI, that final offers are expected by the end of October and the business could be valued at about ¥1 trillion, or $6.3 billion, including debt.

That valuation is conditional in two ways, and both matter to anyone underwriting the equity: it is an estimate rather than a price agreed with any of the four, and it is an enterprise figure, so the cheque each sponsor signs depends on the debt it can raise against the assets, which the reporting does not describe. The coverage also says nothing about what Sankei Building owns or how the process was run to this point, which leaves what the buyer would actually be buying outside the record.

Scale is the part that carries. IREI describes a full sale as one that would rank among Japan's largest real estate transactions and treats the four-name shortlist as evidence that private capital still likes the country's property market, with Blackstone the known quantity in the group. Blackstone's August take-private of H&R REIT, priced at C$6.7 billion, was struck with GO REIT, Crestpoint and PSP Investments alongside it. The two headline numbers sit in the same range in different currencies, a reminder that final-round bidders in a trade this size can arrive with partners, though whether these four are bidding alone or in consortia is not established.

Warburg Pincus is the name that sits least obviously on a property shortlist, and its size is why the appearance registers: according to PRED's records, the firm reported $108.7 billion in regulatory assets as of October 3, across 76 accounts. A book that large needs very large assets to move it, which could pull the firm toward a platform being valued in the trillions of yen, though the coverage carries no statement of intent from any of the four.

The demand picture the bidders would be underwriting against is at least not deteriorating: the CBRE survey we covered in September found half of Asia-Pacific occupiers plan to expand their office footprints, favouring premium buildings in central business districts. Whether Sankei Building's assets sit on the right side of that split is not something the reporting establishes; the deadline, though, is concrete—final offers by the end of October, after which the visible question is whether all four names bid, and at what price a broadcaster's property arm clears.
