At Hämeenlinna, the grid deal is the data center

Magnora's revised capacity at the Finnish campus shows the scarce asset in the Nordic buildout is a firm grid connection.

At a glance

  1. The connection is scheduled for Q1 2029, with a faster process potentially moving it up to H2 2028.
  2. The 150,000 sqm facility is being developed with Northern Europe Energy Group after Magnora took a 70 percent stake in January, and alongside the grid connection the company signed a non-binding letter of intent with a local utility to tie the data center into the district heating network, backup power, and additional electricity.
  3. A firm grid connection with an optional fast track is the enabling asset in a market where interconnection queue times decide the project, and the undisclosed capacity figure is secondary to the fact that one now exists at Hämeenlinna.

Magnora has secured a firm grid connection for its Hämeenlinna data center near Helsinki and says the project's potential capacity has been raised beyond the previously reported 120MW, a revised figure the company will not disclose but one it frames as a multi-site campus drawing more electricity after the initial phase. The connection is scheduled for Q1 2029, with a faster process potentially moving it up to H2 2028.

The 150,000 sqm facility is being developed with Northern Europe Energy Group after Magnora took a 70 percent stake in January, and alongside the grid connection the company signed a non-binding letter of intent with a local utility to tie the data center into the district heating network, backup power, and additional electricity. Erik Sneve, executive chairman at Magnora Data Center ASA, said the company was "very pleased with this fast-track development, which would not have been possible without the support from and co-operation with the municipality and local partners," and credited the MDATA team, which has developed a number of powered land projects over the last years, with applying that experience to Hämeenlinna in close co-operation with local stakeholders.

A firm connection changes the math

A firm grid connection with an optional fast track is the enabling asset in a market where interconnection queue times decide the project, and the undisclosed capacity figure is secondary to the fact that one now exists at Hämeenlinna. A data center's waste heat is usually a disposal problem; in Hämeenlinna it becomes a revenue line and a community-relations asset, because a utility that signs a letter of intent to buy that heat has a stake in the project's success, which is one way to address the local opposition that has become one of the biggest obstacles to data center siting.

Magnora, founded in 2001 and pivoted to renewable energy investing in 2018, has lately added data center development to its Nordic renewables business — a majority stake in Norwegian developer Storespeed, a 100MW project in Kristiansund announced as under way in December, and Sweden on the target list without detailed projects.

Magnora bought the 70 percent share in January, seven months before the grid connection was secured, meaning it controlled the project before its most important permit existed. In a market where power rights are won before construction begins, that January buy-in put Magnora ahead of the permit that matters most; developers still trying to build first and connect later will be holding a lot of steel with no meter.
