A 23-year hold resets Pico-Robertson's per-unit bar at $334,937

A sale after two decades under one owner gives small-balance buyers a fresh per-unit comp in a neighborhood where inventory rarely trades.

At a glance

  1. Marcus & Millichap closed the sale for 1476 Shenandoah Street LLC, with Sam Liberow, a senior managing director investments in the firm's Encino office, marketing the property and procuring the buyer, a local owner-operator.
  2. The 17,653-square-foot building dates to 1966 and sits on a 0.30-acre parcel, and Liberow said properties like this rarely become available in Pico-Robertson, especially after more than two decades under one owner.
  3. The print lands between two recent comps: the $359,375-per-unit Belmont, California, building and the $208,000-per-unit Lincoln Park trade.

A Pico-Robertson apartment building that sat under the same ownership for 23 years has traded for $5.3 million, setting a fresh $334,937 per-unit mark, according to Connect CRE. Marcus & Millichap closed the sale for 1476 Shenandoah Street LLC, with Sam Liberow, a senior managing director investments in the firm's Encino office, marketing the property and procuring the buyer, a local owner-operator. The offering drew six competitive offers, Liberow said, reflecting continued demand for well-located multifamily with large floor plans.

The 17,653-square-foot building dates to 1966 and sits on a 0.30-acre parcel, and Liberow said properties like this rarely become available in Pico-Robertson, especially after more than two decades under one owner. The buyer intends to renovate units as tenants turn over and hold the property long term.

The print lands between two recent comps: the $359,375-per-unit Belmont, California, building and the $208,000-per-unit Lincoln Park trade. Stabilized assets clear at benchmark prices while lease-up risk is financed with preferred equity. This deal looks like the former: a long-term owner, six bids, and a buyer planning slow renovation rather than a quick flip.

Renovating as tenants turn over, rather than forcing vacancies, is a patient-capital play, and the seller's 23-year hold is the proof of concept. For a local owner-operator paying $334,937 a door, the bet is that Pico-Robertson rents still have room to run — a bet the neighborhood's next comp will test.
