A $225,769-a-unit Phoenix trade prices chip-fab jobs, not rents

DR Horton hands a two-year-old Deer Valley community to a private buyer at a basis that depends on a semiconductor hiring calendar rather than a rent roll.

At a glance

  1. Institutional Property Advisors' Steve Gebing and Cliff David represented the seller and procured the buyer, and the basis is a bet on chip-fab employment.
  2. The buildings were completed in 2024 on just over 10 acres in Deer Valley, near the I-17/Black Canyon Freeway, the Sonoran Preserve and Happy Valley Town Center.
  3. The buyer's argument is the location, and Gebing made it directly: North Phoenix, he said, is positioned to generate tens of thousands of high-earning jobs supporting nanometer chip production for companies such as Apple, Sony, Tesla and Qualcomm.

Millburn & Company has paid $58.7 million, or $225,769 a unit, for Ascend at Black Canyon, a 260-unit North Phoenix apartment community sold by DR Horton, with no cap rate disclosed. Institutional Property Advisors' Steve Gebing and Cliff David represented the seller and procured the buyer, and the basis is a bet on chip-fab employment.

The buildings were completed in 2024 on just over 10 acres in Deer Valley, near the I-17/Black Canyon Freeway, the Sonoran Preserve and Happy Valley Town Center. The one- to three-bedroom units open onto private patios or balconies and share a resort-style pool, a 24-hour fitness center, two dog parks and a pet-washing station. DR Horton's place on the sell side carries the trade's real surprise: a public homebuilder exiting a freshly completed apartment community, though the coverage does not say whether it built the asset.

The buyer's argument is the location, and Gebing made it directly: North Phoenix, he said, is positioned to generate tens of thousands of high-earning jobs supporting nanometer chip production for companies such as Apple, Sony, Tesla and Qualcomm. It is the same employment-density bid Rockpoint and Holland priced into San Jose earlier this year, and it asks a buyer to underwrite today's rents against a job base that has not yet shown up in the rent roll.

Millburn is buying the jobs, not the rent roll, and the price says so. Two Oregon complexes that cleared earlier this month at a blended $189,500 a unit, with no published cap rate for either, sit roughly 19 percent below the Phoenix basis—the gap between a trade priced on in-place income and one priced on adjacency to a fab corridor, a freeway and a shopping center. This publication has argued that the income half of the apartment bid is clearing on rent rather than on scarcity, and that the 2028-29 supply gap is a financing event patient capital can wait out. North Phoenix cuts against the first half of that: at that price, adjacency is doing at least as much work as income, and the underwriting rests on a hiring calendar rather than on leasing. The next Deer Valley closing will say whether $225,769 was a market clearing or a single buyer's conviction.
