3 G Investments, LLC has filed a development of regional impact (DRI) application for a 3.34 million sq ft data center campus in Richmond County, Georgia, Data Center Dynamics reported on Oct. 14. The filing is for the Nixon Technology Center and was submitted to the Georgia Department of Community Affairs.

The 388-acre site is largely vacant land adjacent to Augusta Regional Airport, about 150 miles east of Atlanta. The parcels listed are 1538 and 1550 Four H Club Road and 3806 Mike Padgett Highway.

The property owner is listed as the Nixon Trusts, represented by Augusta real estate law firm Trotter Jones. On behalf of the trusts, SGPB Holdings, LLLP asked last year to rezone 100 acres at 1550 Four H Club Road from agricultural to heavy industrial for a manufacturing warehouse. The Augusta planning commission granted the request in November.

The project could come online in 2028/2029, the report says, but full details have not been shared and whether any data center developer or end user is involved is unclear.

Google, QTS and Cloverleaf have a data center presence around Augusta. Atlanta's market has traditionally been Tier 2, but the report notes that rising demand has produced DRI applications for more than a dozen campuses totaling tens of millions of square feet across Georgia over the last couple of years.
